Not professional advice

Our guides explain how basement water control, foundations, crawl spaces, sump pumps, drainage, indoor air and basement finishing generally work and what homeowners and contractors commonly do. They are not a substitute for advice from a licensed contractor, structural engineer, plumber, electrician, certified radon professional, mold or indoor-air specialist, building inspector, insurance adjuster, local authority or other qualified person who can see your home. Every house, soil and climate is different, and we cannot see yours. We do not inspect homes, estimate costs for a specific job, diagnose cracks or assess damage.

Safety, structural, mold and radon risks

  • Water and electricity do not mix. Never enter a flooded basement while power is connected. Sump pumps, sewage pumps, panels and outlets should be inspected and repaired only by licensed professionals.
  • Foundation problems can be structural. Wide, growing, horizontal or stair-step cracks, bowing walls and sagging floors need an evaluation by a structural engineer before any repair is chosen.
  • Mold, radon and combustion gases are health risks. Extensive mold, high radon results, a gas smell or a carbon monoxide alarm call for qualified professionals and, in an emergency, your local emergency number.
  • Chemicals and tools need care. Follow the manufacturer’s instructions and safety data for sealers, cleaners, adhesives and equipment, and never run gas or gasoline engines indoors.

Codes, permits and local rules

Building codes, permit requirements, radon rules, disclosure laws and homeowners association rules differ by state, county, city and neighborhood, and change over time. Always follow your local requirements and your product manufacturer’s installation instructions, which take priority over anything on this Site.
